OUR HISTORY

 

Randy is a real estate broker, investor, and fund manager in Kennewick, Washington. He is the Designated Broker for Investment Housing Specialists, a boutique brokerage that services the needs of residential real estate investors in their local market.

Jana is the financial strategist for their real estate brokerage and syndication business. She manages their property managers, legal teams, insurance, and financial institutions in their various markets.

Both Mr. Hubbs and his wife, Jana, have more than 45 years of experience in residential income property and began investing in multi-family units in 2001. Aside from working in their local market, they expanded their portfolio to include A – C class properties in emerging markets throughout the US and internationally and have owned over 475 units. More recently, they have been focused on their legacy project, which is to solve the special needs housing crisis in the US.

Randy holds a master’s degree from Central Washington University and retired from his teaching career in 2015, which spanned 36 years, including eight years as a high school band director, then 28 years as a college music professor.

Jana graduated from Central Washington University with a MEd in Special Education and earned her administrative credentials. She has 35 years of teaching and administrative experience in public education working with the special needs population, which gives her the unique qualifications for their legacy project.

Randy has been leveraging his teaching experience as a Gold Coach with Apartment Mentors to help educate investors toward advancing their financial goals through multi- family investing.

OUR LEGACY PROJECT

People often ask Jana and me how we like retirement. In reality, we’re still working, but we’re doing our life’s work and living our legacy. We wake up each day with a mission and a sense of purpose. Our elder mentors and those we admire appear to live a much longer and happier life because they have a sense of purpose, and we hope the same will be true for us. We get to choose what we want to do and how and when we do it. We also have the financial wherewithal to do so.

Today, we are immersed in our legacy project, solving the special needs housing crisis in the US. This is our big, hairy, audacious goal (BHAG).

Specifically, this population is composed of physically and developmentally disabled children and adults. In other words, those who were identified for and went through special education programs in school.

We refer to this as a crisis because today’s market rents make it utterly unaffordable for individuals to team up and rent a place independently. Most all efforts to solve this problem have been through the creation of nonprofit organizations. This model doesn’t work because of money limitations. Every city in every state has a long waiting list for people who need housing. Some of these people have to wait as long as 15 to 20 years to get a placement if they ever get it.

We have designed a “for-profit” model that outperforms standard monthly rental housing. This model presents a unique opportunity for real estate investors to create a portfolio and parents and guardians who wish to provide affordable housing for their loved ones.

Everyone knows someone from this population group. This model creates an opportunity to create a portfolio and make a positive social impact in the community. Our 45 years of experience in real estate investing, combined professional teaching backgrounds, and Jana’s special education knowledge make us uniquely qualified to guide those interested in creating these unique and vital properties.
